Bijak Wang at tv3 ~ regarding buying house

I managed to watch a show at tv3 on the Saturday Evening, 11th July 2009 around 7p.m.

This show is sponsored or co-host by the Maybank i think…

Nevertheless, the tip given are much eye-opening and also great guidance to those in need or undecided..
Such as me.. heheeh..

well.. got one jury , to talk.. and discuss.. and also can receive call from audience..

some case study presented this time is about buying a house..

is it worth to pay about RM 990.00 per month for a house valued as RM 110,000 for 20 years ?

which will ended up you actually paying for ..

RM 990.00 x 20year x 12 month  = RM 237,600.00 

or is it better to rent for RM 500.00 a month and save another RM 500.00 into a saving account for 10 years.
then only get the house at that moment ? which is when you’re already having saving of ..

RM 500 x 10year x 12month = RM 60,000.00 (excluding the 6-8% dividen given each year.)

all.. you need just just another extra RM 50,000.00 which can be settled within 10-12 year or so.
which is causing you pay the service just another RM 5-7k more.

This case study look so familiar/similar to me… hehee..
is fully co-incidental ..

anyway .. i think it is a great show.. and it just very short.. ended at 7.30 pm.

p/s : there is a ads during the show interval … showing the wifey cut off the credit from her husband… replacing with just one credit card..

Namran Hussin: a soft spoken guy... with exceptional interest in computers and technology. I love to learn new thing and also love to break thing for the sake of learning.. but I do abide to the self-imposed limitation or certain thing such as social thing in life, thing can be done and thing that must be avoided at whatever cost such as drug,illegal tracking, smoke,illicit activity..etc.muahahaha let's share what we had in this short term of the life.! make it worth of the living.~

  • My comment on buy now or buy later (rent and save now)

    Pros of buying now:
    - you get current market price (never know the price in future. 99% possibility to go up)
    - never know BLR in future (might go down) but current rate is very very low
    - value of the house may increase. Maybe 10% p.a. (more than what you get from dividend)
    - if something happened to you, your wife/family can get the house and continue living (takaful/insurance covered your outstanding)
    - you wont't get rich in other ppl's house. haha

    Point missed
    - Not touch a lot on flexi home loan which link with your saving/current. Maybe because Maybank (the sponsor doesnt have any). You can cut your interest/bank's profit a lot if you know how to take advantage.

    According to the advertisement this morning at IKIM.fm

    there will a 'bengkel' for this finance related thingy..

    - 'labur' or 'lebur'
    - where / what to consider regarding finance.
    - how not to ended up as a 'bankrup' at the end
    - why not only 'accountant' should really managed their finance.

    and few others..
